Detailed description of Highpoint included below.
A large double garage with high quality up and over insulated garage doors have been designed to be operated automatically with access off the private drive, and with separate pedestrian access into the entrance courtyard.
The house is entered at the upper ground floor level, taking advantage of its hillside location, into a large porch with a pitched ceiling and decorated walls leading into the heart of the upper floor living area.
The large principal living area has dramatic views to the south overlooking the Dovey Estuary, the harbour, the golden sands, Cardigan Bay, and the mountains beyond. These dramatic views are seen through a huge window stretching across the entire width of the living area some seven metres wide and reaching up into the apex of the pitched ceiling some 4 metres high.
The high window area has sliding doors opening the living area on to the balcony running the width of the house some fourteen metres wide. With the windows full open the balcony becomes part of the living area. The balustrading has clear toughened glass panels ensuring the distant views are not obstructed.
This huge Living and Dining Area 6.9 metres (22ft 8ins) x 9.6 metres (31ft 6ins) with a hard wood polished floor has been designed with a pitched ceiling decorated with forty ceiling spot lights which can be dimmed or lighted according to the needs of any particular environment required. There are also up lighted wall lights.
The open planned Living/Dining Area has been designed so that the dining area can easily be separated from the living area and at the same time maintaining the concept of the large living area with the pitched ceiling.
The large Living Area has adjacent to it an additional room 3.5 metres (11ft 6ins) x 3.5 metres (11ft 6ins) with the same magnificent views designed to be used as a snug, study, or children's room. There is also adjacent a smaller room 2.5 metres (8ft 2ins) x 2.2 metres (7ft 3ins) which can also be used as a study or play room.
The Kitchen and Breakfast Area is adjacent to the Living and Dining Area, with the magnificent views as enjoyed from the Living and Dining Area. It has a large dining terrace with some magnificent views.
The Kitchen has been designed together with a separate Utility Room and Cloakroom so as to provide a compact easily operated kitchen with specially designed polished granite work tops throughout the Kitchen and Utility area, and top of the range low and high level kitchen fittings housing cupboards and controlled closing drawers. All kitchen equipment is integrated within the kitchen units. There is an integrated electric cooker and hob with an automatic integrated extract hood and ventilation system. There is also an integrated built in micro-wave, dish washer, freezer, and large full height larder refrigerator.
The separate Utility Room also has a polished granite work top and houses the washing machine and dryer and general kitchen and utility fittings, together with a Cloakroom. The Utility Room has a separate entrance and access to a service area and storage facilities.
There are five bedrooms on the lower floor level all of which are designed with en-suite bath/shower rooms. The Master Bedroom and Principal Guest Bedroom 4.5 metres (14ft 9ins) including built in wardrobe x 3.6 metres (11ft 10ins) have their own secluded terraces with magnificent views over the Dovey Estuary, the golden sands, Cardigan Bay, and the mountains beyond. These Bedrooms have en-suite Bathrooms with bath, separate shower with a glass folding door, vanity unit, and W.C. tiled walls with built in wall mirrors.
The fifth Bedroom 3.5 metres (11ft 6ins) x 2.8 metres (8ft 2ins) has an en-suite room, which has been plumbed for a large en-suite bathroom. These two rooms would be particularly suited for use as a Children's Bedroom with the en-suite room, or a separate staff area or office having its own access by a private entrance from the garden.

Aberdovey has some of the finest beaches in Britain with four miles of golden sands, backed with dunes. The estuary attracts a wide range of water sports enthusiasts. It has recently become an important centre for wind surfing and kite surfing. Aberdovey has a thriving Yacht club with dingy racing and yachting regattas. It also has a fine championship golf course with a newly built golf house with excellent facilities.
You will be able to walk directly from High Point into the wildness of the Snowdonia National Park without crossing a road. The Bearded Lake (photograph) for example is about a 45 minute walk away. The old "Roman Road", cut into the rock face at the water's edge at the side of the estuary, is particularly beautiful. The stunning summit of Cader Idris , the second highest mountain in Wales is close at hand. Wildlife enthusiasts are also well-catered for with the varied natural habitat of the area. The bird sanctuaries of the Dovey National Nature Reserve and the RSPB Reserve at Pennaenpool are near at hand. The National Centre for Alternative Technology is at Machynlleth (about 10 miles away), which could be described as the "green" Capital of Wales.
Aberdovey is very accessible along quiet local roads that do not become snarled up with traffic at peak times. Chester and the M54 at Telford are under two hours away. The City Centres of Birmingham and Manchester are only half an hour further away. Aberdovey is on one of the most beautiful stretches of railway in Britain. It has good connections with regular services.
